The proposed development outlined in the planning application is an over development of the small wooded site. This would be a 4 storey structure, a restaurant for over 130 customers, a takeaway, and encorporate 25 units of 1 and 2 bed accommodation. The scale is disproportionate and the parking amenities proposed insufficient, amounting to just 17 spaces (plus two disabled). It would likely cause loss of parking on Sackville Road to accommodate the entrance and safe flow of traffic, further reducing the parking provision of users.
The development will increase traffic and pedestrian footfall in the immediate area of the ASDA roundabout which is a section of arterial highway prone to congestion and of which the strain of the supermarket development has yet to be seen in practice.
The amenity for the proposed residents is of a poor standard.
There are several other sites far suited to flat developments in the city for which planning has been approved. We therefore do not consider this over development to be necessary for the provision.
